A flipper I do tile work for said he'll pay me to find him houses. I have no idea what I'm actually agreeing to
I've been doing tile and some light plumbing for a guy who flips maybe six houses a year in my area. Last week on a walkthrough he said, half joking, if you find me another one like this I'll pay you for it.
So I asked what "like this" meant and he actually told me. 3 bed minimum, needs to be ugly, no foundation issues, purchase price under 150, and he wants to be all in around 190 on a house that sells for 260 to 275. He buys cash from a partner's money. He said he'd do eight a year if he could find them.
That sounds like a buy box to me from what I've read here. What I don't understand is the part where I get paid. I'm not a real estate agent. If I knock on a door and the guy says yes I'll sell for 140, what do I actually sign? Do I sign it, or does the flipper sign it? Do I need money to put down? What if I sign something and the flipper looks at it and says no thanks, am I stuck buying a house I can't buy?
I have about 6k saved that I can put at risk and my truck. I'd rather do this than tile if it works, but I'd like to understand the mechanics before I go knock on anything.
What's the actual sequence of paper here?
