My IRA has 47k liquid right now and I keep almost funding a lease option through it, then stopping
The deal I keep circling is a property in Winston-Salem, seller wants 148k, I'd structure it as a lease option with a tenant buyer already lined up at 162k and a two-year term. The math works on paper but the IRA being the optionee is where I get tangled. All the payments from the tenant buyer have to go back into the IRA, I know that part. What I cannot get a clean answer on is whether the option fee I collect at assignment creates a taxable event inside the account or just stays sheltered. My custodian gave me a non-answer last week, basically said to talk to a tax attorney, which, sure, but I have a tenant buyer ready now and attorneys move on their own schedule. The other thing slowing me down is that I already have this same deal type running in my personal name and I know exactly how to work it that way. Doing it inside the IRA adds a layer I have not actually executed before and I am not sure the yield difference justifies learning on a live deal, especially with the raise still half committed and my attention already split. The 47k is sitting in cash earning nothing meaningful while I go back and forth on this.
