Both listings run from my Airbnb account, with payouts landing in my bank
Contract is sitting in front of me for Friday. Two units, same owner, both already operating with a year of history I can see in the exports.
Unit A, 2BR condo walking distance to the convention center. Trailing twelve is $48,200 of accommodation revenue, ADR $186, 71 percent occupancy. Unit B, 3BR house about twenty minutes out. $37,900, ADR $242, 54 percent occupancy. Combined $86,100. My fee as drafted is 18 percent of accommodation revenue net of cleaning fees and taxes, so about $15,500 a year if next year looks like last year.
The part I keep rereading is section 4. The owner wants both listings hosted on my account rather than adding me as a co-host on hers. Payouts hit my business bank, I remit her share monthly with a statement, I keep my 18 percent. She likes it because she wants zero logins and zero questions. Her lawyer likes it because the wind-down clause then says all listing goodwill and review history assigns to her on termination, which she can enforce because she has my signature.
So my account carries the reviews, my account is the one that gets suspended if a guest party goes wrong, and I am moving roughly $86k a year of someone else's money through my checking. I have a call with an attorney next week about whether holding those funds looks like anything that needs a trust account in this state, and I am not signing before that.
Separate problem. My cleaner is $145 a turn on the 2BR and the guest cleaning fee on the listing is $125. There were 210 turns across both units last year.
Decision is either sign as drafted, or go back and ask for co-host permissions on her account with payouts to her and a monthly invoice from me. She may walk if I push. What am I underweighting.
