My first two units start in April, and the 2am messages worry me
I've got two units lined up for spring, a downtown one-bedroom and a small house that sleeps six. Both owners want hands-off. Both are in a market where guests fly in late and check in after 11pm more often than not.
What I can't decide is how I handle overnight. Airbnb shows response time on the listing and guests notice it. The one-bedroom's owner told me his last co-host took eight hours to answer a lockbox question at midnight and he got a three star review out of it.
Three ways I can see. I answer everything myself, phone on loud, for as long as it takes to learn what actually comes in at night. I pay a remote answering service from month one, which I've seen quoted per message and per unit and either way it's real money against two units of fee income. Or I build automated messages and a good check-in guide, set expectations that overnight replies come at 7am, and accept that some guests won't like it.
The argument for doing it myself is that I learn what the actual overnight volume is instead of guessing, and at two units it's probably four calls a month. The argument against is that I'll burn out before unit six and I'll have built a business that only works if I never sleep.
