My tenant's lease runs out in six weeks and I haven't decided if I want to renew at all
The house is a three-bed in Garfield Heights, been with the same tenant since November 2022, she pays on time and the unit is clean. I raised her $75 at the last renewal and she took it without a fight, so she's at $1,110 now. Comps in that pocket are landing $1,240 to $1,280 for a turnover unit depending on condition, so I'm sitting about $140 to $170 light. That gap wasn't a problem last year. Now it's starting to bother me more because my brother and I are looking at another acquisition and I need to know what this property actually produces before I can size how much of our reserves are actually free. The honest number matters. If I renew her I probably push to $1,175 and eat the rest because she's low-maintenance and I don't want a turn right now while we're mid-diligence on the fourplex search. If I don't renew I'm looking at staging, marketing, a real clean, probably painting two rooms, and sitting vacant through some part of December, which in Cleveland is not when people move. I ran a rough number on the vacancy cost at 30 days and it ate 14 months of the rent difference before I even touched the turn expenses. So I probably renew her. What I haven't settled is whether to push to $1,200 and risk her walking, or hold at something she definitely takes and stop overthinking it.
