Duplex closes in three weeks. I inherit a tenant with no written lease.
First property. Side by side duplex, 289,000, closing in three weeks. Unit A is vacant and freshly painted, unit B has a tenant who's been there nine years.
Here's what I know about unit B. She pays 875 in cash to the seller every month, on time as far as he can tell, and there is no written lease. There never was. The seller has a shoebox of handwritten receipts and no ledger. Comparable 2-beds nearby are renting between 1,150 and 1,225. He says she's never once been late and he's never once raised the rent, which explains a lot.
My numbers. Putting 15 percent down, PITI comes to about 1,690 with taxes and insurance. Unit A should rent at 1,175 based on what I'm seeing listed. So 1,175 plus 875 is 2,050 against 1,690, which leaves 360 before any repairs, and I know that isn't real once I set aside for vacancy and maintenance. Water is on one meter, seller pays it, about 95 a month.
My decision. Do I keep her as she is, try to move her toward market over a couple of years, or plan on the unit turning. I've read the screening side to death and I feel reasonably ready to fill unit A. What I have no framework for is a nine year tenancy with no paperwork and a rent that's 300 light.
The thing pulling at me is that she's the reason the building has been easy. Nine years with no vacancy is worth something and I don't know how to price it.
