Year one costs on a 60 acre timber parcel, plus the line I think I'm missing
First land purchase, so please poke holes. 60 acres, mixed pine and hardwood, asking 145,000, so about 2,400 an acre. Seller is an estate and there's no rush on their side.
Here's my year one budget as I have it:
- Down payment 25 percent, 36,250
- Loan on the balance, and I've been quoted something in the 7s on a 20 year amortization with a rate reset, still confirming
- Boundary survey 4,200 (three corners are described off a fence line that isn't there anymore)
- Timber cruise and management plan 2,800
- Property tax, seller's bill says 610 but I don't know if that's a special classification
- Liability insurance, quoted 480
- Gate and a culvert at the entrance, contractor said 3,500 to 6,000 depending on pipe size
There is no income in year one. The stand is roughly 14 years old per the listing so no thinning yet. I've got a neighbor who's asked about a recreational lease, maybe 8 to 12 an acre, which is 480 to 720 a year and doesn't cover the tax and insurance.
What I'm unsure of is whether this is a real budget or a beginner's budget. Everyone I've read says land ownership is cheap to hold. My spreadsheet says I'm out of pocket about 47,000 up front and around 11,500 a year in debt service and carry, roughly 10,400 of principal and interest on the 108,750 loan plus the 610 tax and the 480 insurance, against maybe 600 of income for the next several years, funded entirely from my W2.
The decision is whether to buy this one or keep saving for two more years and buy something with standing sawtimber I can thin sooner. What am I not counting?
