If an AI dialer is priced well below a VA seat, who is still buying VA hours?

Put an AI voice agent on a tenant whose water heater failed at 11pm and watch what happens. Where VA hours earn their keep on a rental book is maintenance intake, and the value sits in the judgment call about whether a call is an emergency dispatch or a Monday ticket. The $400 tool does not own that decision, and when it gets it wrong the owner pays a plumber $450 for a callout that was never one.

The $400 quote almost certainly excludes the list. Skip tracing and data are separate and that's where my money goes.

What most operators are actually buying with a VA seat is someone who does the same four things every week without being checked. CRM hygiene, sending the 30 day follow up letters, chasing missing documents. A subscription that books appointments does none of that, and vendors almost never demo the dull parts.

Curious about the other side of marlow's question. If the tool really is $400 and a seat is $1,500, does an agency's spread just shrink until it's selling the tool plus a human to babysit it? That sounds like a different business with a worse margin.

Reminds me of nail guns. Didn't remove framers, changed what a framer does in a day. The guy who never picked one up got slower and cheaper to replace.

Here is the number that surprises most people running a few seats. When a team puts an AI drafting tool on seller follow up emails, output roughly doubles and the review time goes up rather than down, because now somebody has to catch the one message in twenty that says something the team would never say to a seller. Net it is still worth it. It does not reduce headcount.

The part of a VA's job that does not belong in a $400 subscription is the eighth touch on a seller who said no in month one and then had a tenant trash the place. A good VA remembers the whole story when she calls back, down to asking about the brother who is a co-owner. The software is selling qualification. What that seller needs on the eighth call is memory.

Beacon's question is the one that decides it. Anyone building a service around this has to choose whether they are selling seats or selling setup. Charging a client to configure the dialer and write the scripts, then staffing one human to run QA, is more defensible than renting out hours. The trade is that the operator becomes a consultant with a payroll problem, and it's an open question whether that's a better business or only a different one.
