Does a wholesaler's ARV even matter if my rehab budget is the variable that actually moves
Selling a fourplex in Canton right now and sitting on cash for the first time in a while, so I've been going through a lot of deals that wholesalers are sending me in the Akron and Cleveland markets. Every single one leads with an ARV like it's carved in stone. 147k, 163k, 188k, whatever. And I get it, you need a number to anchor the conversation. But the ARV is almost beside the point when two different investors with two different scopes of work are going to land 25k apart on what the rehab costs. I've been quoted 34k and 61k on the same house within the same week. Both guys walked it. So if my all-in cost swings that wide, the wholesaler's ARV is just a starting argument, and the assignment fee sitting underneath it is calculated against a margin I can't actually verify yet. I got burned as an LP in Phoenix partly because I trusted underwriting that looked tight on paper and turned out to be optimistic on every single line. I'm not doing that again. So I keep coming back to this: when a wholesaler sends me a deal with a 12k fee baked in, the fee is priced against their read on my rehab number, which I haven't given them. I just want to understand how other active buyers are actually stress-testing these before they wire.
