Which of these three values does the bank actually use?
First purchase, small 3 bedroom, and I have three numbers in front of me that don't agree.
The county assessor site says 218,400. Zillow says 291,000. The accepted offer is 279,000. My loan officer said an appraisal gets ordered after the inspection and that the appraisal fee is around 550 and I pay it whether or not the deal closes.
So my questions, and I know some of these are basic. Which number does the lender actually care about? Why is the county number so far off, is the seller underpaying taxes or is that just a different kind of value? And if the appraisal comes in lower than 279,000, what actually happens, does the bank refuse the loan or do I have to bring more cash?
My agent put an appraisal contingency in the offer and explained it once, fast, and I nodded like I understood. I have 14 days before that contingency deadline. I've reread the paragraph three times and I still can't tell whether the contingency means I can walk with my deposit or only that I can renegotiate.
