With AVMs eating the $300 to $600 work, is the complex stuff enough to live on
Two numbers in this room don't fit together for me. A single family appraisal is $300 to $600, and AVMs or property condition reports already sit on something like 35 to 45 percent of home equity loans with more coming. So the routine end of the order book is thinning. The advice everyone gives is specialize in complex valuation. But a complex file, odd layout, part commercial, litigation support, seems to eat three or four times the field and analysis hours of a tract 1004, and I can't find anything suggesting fees go up by four. Litigation work bills hourly, which is a different animal, though you can't fill a week with depositions. So does the arithmetic close for a one person shop, or does the profession just end up with fewer appraisers splitting the same complex volume at a similar income per person? I'm asking about the per hour reality underneath the headline 4 percent growth figure.
