My bird dog sent me a lead on a vacant duplex in Independence and I paid the fee before I had a signed agreement in place
Closed 34 days later, so financially fine, but I had nothing on paper between the handshake and the wire. No written terms, no scope of what counted as a qualifying lead, no fee structure anyone could point to if it had gone sideways. It did not go sideways this time. The duplex is sitting at 91 percent occupancy right now and the numbers work. But I keep thinking about what happens if the seller had backed out at day 20, or if a second buyer had shown up with a competing claim on the introduction. I would have had no ground to stand on in either direction, not to protect the fee I owed him, not to protect myself from a larger claim. I have done two more deals since then and I still do not have a signed agreement with this guy. That is the part I cannot explain except to say that momentum in a deal makes paperwork feel like friction right up until it is not.
