Did my buyer's agent just save me from a deal or kill a good one, still not sure which
She pulled comps from two zip codes over and the ARV came in 18k under what the seller's agent was using. I had already run my own numbers off the same listings the seller used and I was sitting at about a 14% return, felt fine, moving forward kind of feeling. Then she sends me her sheet and suddenly I'm at maybe 9% if her comps hold. 9% doesn't work for me on a property that needs a new roof and has a tenant I cannot verify income on. So I pump the brakes. But here's what I'm sitting with now: the two comps she pulled that dragged the value down both sold in October and one of them was a probate sale. Probate sales in that pocket go low, everybody knows it, and I'm not sure she filtered for that. I haven't closed this out yet. The property is still available as of Friday. I asked her to rerun it without the probate comp and she said she'd look at it but she also made a face, the kind of face that means she thinks I'm arguing my way into a bad deal. Maybe I am. The Peoria flip taught me I have a talent for that. Just not sure whether she caught something real or anchored to a bad comparable and I'm about to walk away from a decent Sacramento door over a single distressed sale from seven months ago.
