Somebody wants me pricing a flip before my license clears
Still finishing my licensing coursework, so I can't represent anyone yet, but a friend has asked me to look at a house he wants to flip and tell him what it'll sell for after. He's serious about buying it and he's using my number.
The house is 1,150 square feet, three bed one bath, 1972, needs everything cosmetic and nothing structural. He's offering 168. He thinks 22,000 of work and a 245 resale.
What I've found: four closed sales in the same neighborhood in the last seven months, 221, 229, 232, 248. The 248 was four bed. All were updated. So renovated three beds in that pocket look like low 230s to me, not 245.
The part I'm stuck on is that he wants me to be confident and I'm not. He says a range is useless to him. If I say 232 the deal is marginal and he probably still buys. If I'm wrong low he loses a deal, if I'm wrong high he loses money. How do people actually deliver this number? And should I be putting anything about it in writing before I'm licensed?
