The permit desk wants a stormwater plan I never budgeted for
First one went okay, mostly by luck. This one is a slightly bigger lot in the same county and when I filed for the permit they came back asking for a stormwater management plan and a grading plan stamped by an engineer, because the disturbed area crosses some threshold.
Where I am:
- lot bought for 84k, closed in cash
- plan is 2,150 square feet, two story, builder quoted 178 a foot fixed, so about 383k
- I had 22k in my budget for soft costs total, which I now understand was a guess
- engineer quoted 6,800 for the stormwater and grading package, plus he said the county may require a detention feature depending on what the calcs show
- comps in the pocket are 520 to 555
The part I can't size is the detention thing. He said it could be a small basin, could be underground chambers, could be nothing. The spread he threw out was 0 to 40k and he said he genuinely doesn't know until the calculations run, which take three weeks.
Meanwhile my builder has a crew available in five weeks and after that he's booked into next spring. So I can wait for the number and lose the crew, or start site work on faith and find out what the basin costs while I'm already spending.
I don't know how people normally handle this. On the first house nobody asked me for any of this and I assumed that was how it worked.
