My JV partner wants 60 percent because he says his buyer closed the last three deals and mine keep falling through
I have a Bradford, Pennsylvania duplex under contract at 52k, ARV around 85k, and I locked it up myself off a Facebook Marketplace post from a landlord who'd been trying to sell it for eight months. Fee should land around 9k if we close at 61k. My partner has the stronger buyer list for western PA, I'll give him that, last three closings in that region were all his buyers, two in Pittsburgh, one in Warren. But I found the seller, I negotiated the price, and I'm the one who will lose the deal if we don't close before the contract expires in 18 days. He's saying 60/40 his way because my last two buyer contacts in that area ghosted after the walkthrough. That's fair to bring up, but I also brought him three leads in the last four months where he held the seller and I had the buyer and we split those 50/50. So now the direction of the buyer advantage flips and suddenly the math changes. I'm sitting here deciding whether to take the 40 and close a deal I'll net 3,600 on, or push back to 50/50 and risk him walking with 18 days left on the clock and me holding a contract with no buyer in a market where I have one real contact.
