Has anyone actually made money owning the land under a small home community long term
Sold my Canton fourplex last fall and I am sitting on about $190k waiting for the right place to put it, and I keep coming back to land-lease communities with compact homes. Not the mobile home park version exactly, more like a neighborhood of small site-built or modular homes where the residents own their structure and lease the ground from me on a long-term basis. I looked at a 4.3-acre parcel outside Massillon, Ohio last month, asking $310,000, that a developer had partially graded for something that never got built. My rough math was 18 to 22 pads depending on setbacks, ground leases at $350 a month per pad, so somewhere around $6,300 to $7,700 a month gross if fully occupied. That pencils out on paper but I cannot figure out the actual exit. If I want to sell the land in year 8 or year 10, who buys it, and what do buyers of that asset type pay as a cap rate. I have heard anywhere from a 7 to a 10 and that spread is too wide for me to underwrite a purchase today. The other thing I cannot get past is what happens when a home on one of my pads gets sold. The new buyer presumably needs to qualify to assume or sign a new ground lease, and I do not know what my approval rights look like there or whether a lender will finance the home purchase when the ground is leased. That financing question feels like the thing that could make the whole neighborhood illiquid in a way that hurts me eventually. Has anyone actually closed on something like this and gotten through year two or three with real numbers.
