My GP told me my basis step-up is worth almost nothing now and I cannot stop turning that over
So I sold some software equity last year, took a gain around $310k, and put $310k into a QOF before the 180-day window closed. I did everything right on the clock. But I had a call with the GP two weeks ago and he basically walked me through the math on the 2026 inclusion date and said the step-up to 10% I would have gotten at year five lands in 2029, which is after Congress already scheduled the gain recognition. So I get the deferral, I hold for what I was told would be the favorable treatment, and the step-up benefit disappears because the date math no longer works in my favor. He was not apologetic about it, just factual, which almost made it worse. I am sitting here trying to figure out whether I made a reasonable bet given what the statute said at the time I invested, and I think I did, but the outcome is the same either way. The deferral was always going to compress. The benefit I was mentally accounting for is gone. My actual hold period question now is whether ten years of appreciation in the underlying asset is enough to make the OZ equity premium worth it versus what I would have done with $310k deployed directly into a Texas deal where I can see the rent roll.
