Does anyone actually hold a REIT while also rehabbing a property at the same time, or does the cash always end up going to the rehab?
I have nine doors and every time I think I'm going to put something into a REIT position I end up pulling that cash for a scope change or a contractor who needs paying faster than expected. Right now I have about 18k sitting that is genuinely not earmarked for my next deal, my brother and I are between projects, and I keep thinking this is the window. But I don't know if people who do hands-on work like us actually hold these things successfully or if the liquidity just becomes a magnet every time something goes sideways on a job. My last rehab in Cleveland ran 23k over because of a foundation issue we didn't catch until demo, and if I'd had 18k in a REIT that February I already know what would have happened to it.
