My property manager said REITs are not real investing and now I cannot let it go
She said it offhand, not as a fight, just while we were talking about the Dayton STR and what I should do with cash if I decide to wind it down. I mentioned I had been putting some of it into listed REITs while I figured out my next move, and she said something like "yeah but that's not really investing, that's just buying a stock." Two years I have trusted this woman with my Kansas City properties and I respect her actual opinion, so it landed differently than it would coming from a stranger. I have been turning it over all week. My REIT position has paid me while I sleep in a way that my STR has not for the past several months, and I did not have to call a plumber or file a complaint or answer a message at 11pm about a broken window latch. The capital I put in is liquid if I need it, which I will probably need at some point when the right deal comes along. I do not think she is wrong that it feels different, because it does feel different, more removed, less mine somehow. But I keep coming back to the returns column and I cannot figure out why "real" has to mean difficult.
