Tenant at my Tucson strip paid 11 months on time then went dark for 60 days and somehow the rent roll still showed current
Found out during due diligence on a center in Marana, 7 units, $1.1M ask. The broker's rent roll had every tenant marked current as of the prior month. I pulled bank statements from the seller going back 18 months and one tenant, a nail salon, had stopped paying in October and the owner had taken a partial payment in December and called it even. Nothing in the rent roll flagged it. The lease had no personal guarantee, local operator, and the space was 1,100 square feet with a 2019 build out the landlord had funded to the tune of about $34,000. So I'm sitting there looking at a tenant who has already shown she'll go 60 days dark and negotiate her way out of arrears, occupying a space that cost the seller real money to get into, with no one on the hook if she walks. The broker's defense was that the December partial payment made her technically current by the rent roll cutoff. That is a sentence I am still thinking about. I passed on the deal. Not because of the nail salon specifically but because if one out of seven tenants had this story and nobody volunteered it, I have no idea what I don't know about the other six.
