Does a sponsor's willingness to share the actual closing statement from a prior exit tell you anything useful
Ran into this on a deal I'm looking at right now. The sponsor has three exits listed, all 2019 to 2022, and the deck shows IRRs and multiples for each. I asked for the closing statements or HUD-1s just to see how the proceeds actually landed versus what was projected. They came back with a letter from their attorney summarizing the outcomes instead. That could be normal, I genuinely don't know. But I'm trying to figure out whether sponsors who will share the actual document are signaling something different from sponsors who route everything through a summary. Could be a liability thing on their end, could be that the real numbers don't line up cleanly with what's in the deck. I put $75k into a ground-up deal in Grapevine two years ago and that's sitting fine so far, but this would be my first time pressing a sponsor this hard on prior exits before committing. Does anyone actually get the real closing documents, or is the attorney letter the industry standard and I'm asking for something unusual.
