Does anyone know which Cleveland title companies actually handle investor volume without slowing everything down
I'm probably two or three months out from my first closing in that market, LP side, and the operator I'm looking at closest does a lot of Cuyahoga County deals, maybe eight to twelve a year. He's been vague about title and I want to know who he's using before I sign anything, because the last fund deck I looked at had a title company in Columbus handling Cleveland closings and it added four days to every close on average, which showed up pretty clearly when I mapped the timeline against the rent commencement dates. I want someone local, someone who knows the tax lien landscape there, because Cuyahoga has enough of those to make a careless search expensive. I've also heard the county recorder's office can be slow to update, so I'd want a company that knows how to work around that lag without holding the closing. If anyone has actually closed investor deals in Cleveland, specifically in the 44105 or 44102 zip codes, and has a title company they've used more than twice without a disaster, I'm interested in what that experience actually looked like.
