Two agents want me coordinating at $375. I'm still in pre-license class.
I'm three weeks from my license exam and two agents I know from a local investor meetup have both asked if I'd coordinate their closings. Neither of them has ever used a TC. They both hate paperwork.
What I have: agent A closes about 6 a month, mostly resale with financing. Agent B closes about 4, more investor stuff, some cash. So call it 10 files a month if they both actually send everything. I priced at $375 flat, paid at closing out of the agent's commission. I've done a dry run on a friend's file start to finish and it took me a little over five hours spread across 32 days, most of it chasing a lender for a status update and re-sending a disclosure that got signed in the wrong place.
What I'm unsure about:
Whether $375 is a real number or a number I made up because it sounded reasonable. I've seen quotes from $250 to $600 and I can't tell what separates them.
Whether I can even do this before I'm licensed. My understanding is that pure administrative coordination doesn't require a license in a lot of places and does in others, and it also depends on what the agent's brokerage allows, so I need to actually ask somebody rather than guess.
Whether 10 files a month is 50 hours or 90 hours. My one dry run is not a sample.
The decision in front of me this week: agent B wants an answer by Friday and wants me to start on a file that's already under contract with 11 days left on inspection. Agent A wants to start next month. I could take one and learn, or take both and find out the hard way.
