My broker told me a 7 cap today would have been a 5 cap eighteen months ago and now I can't place that number anywhere useful
I've been trying to figure out if that means deals pencil now or if costs moved so much that the spread still doesn't work. Looked at a 48 unit in Tucson last week, asking $4.1M, and the broker kept saying the cap rate is attractive without ever saying what the NOI actually was after vacancy and real maintenance. When I finally got the trailing 12 the NOI was $268k, which is like a 6.5 cap, and the asking price made no sense even before I touched the debt side. At 7 percent interest on a 70 LTV loan that's maybe $280k a year in debt service on $2.87M borrowed. I'm not seeing how that cash flows at all. So either the 7 cap number my broker quoted me is real somewhere and I'm not finding those deals, or the market is still priced like it's 2022 and sellers just haven't moved. Someone who's actually closing on 20 plus units right now, where are you finding a basis that works at current rates?
