DSCR refinance market has thinned out at the edges and the spread between lenders is wider than most borrowers expect right now
The rate you get quoted first is rarely the rate that closes, because DSCR lenders reprice on the DSCR calculation itself, and the way they calculate it varies more than people realize. Some lenders use actual signed leases, some use market rent from an appraisal, and a handful will use whichever is lower as a floor. On a property running a 1.18 DSCR on actual rent but a 1.31 on appraised market rent, that distinction alone can move you from one pricing tier to the next or knock you out of a program entirely. Ask any lender you talk to whether they floor at lease rent or market rent before you give them anything else.
The other variable that separates lenders quickly is seasoning. Some programs want twelve months of ownership before they will underwrite a cash-out refi at full LTV, others will go to seventy-five percent LTV after six months, and a few will do a rate-term refi with no seasoning at all. If you are inside six months, your lender list is shorter than the aggregator sites suggest. On a cash-out, the ones that do allow it inside twelve months will often cap proceeds at purchase price plus documented improvements, so the appraisal coming in above that number does not help you.
On the lender side, the non-QM shops that have been consistent on DSCR product over multiple rate cycles tend to be the ones worth prioritizing, because they have underwriting guidelines that do not shift mid-pipeline when the secondary market moves. A lender originating to sell into a specific securitization shelf tends to be more stable on terms than one brokering to whoever will buy the loan that week. Ask the loan officer what shelf their DSCR production closes into and whether they have sold loans to that buyer in the last ninety days. A lender who cannot answer that question in two sentences is probably brokering.
