How do I tell whether a commercial buyer who asked for a second look is actually re-evaluating or just stalling me out
I sent a 22-unit in Chattanooga to eight buyers three weeks ago. One passed immediately, four went quiet, and three said they needed more time to underwrite. Two of those three have now asked for the rent roll a second time and one asked me for the last 24 months of utility bills. I do not know if that activity means they are moving toward a number or just keeping me on the hook while they shop something else. My seller is getting impatient and I have 11 days left on the inspection period. The cap rate on this one is 8.4 based on actuals, not proforma, so I do not think the deal is the problem. What I cannot read is whether a second document request from a buyer in commercial is a real signal or just friction. In single family I could feel when a buyer was warming up, but I have not developed that sense yet on the commercial side and I do not want to blow my seller relationship by asking for an extension I do not actually need.
